The Project: From Dentist’s Office to Luxury Living
The 2,000-square-foot space, located on the ground level of a 30-unit commercial building, presented numerous challenges, including a thick concrete slab floor, extra-high ceilings, and the need for zoning changes. Our team at 123 Remodeling worked closely with the project architects and zoning lawyers to secure the necessary residential zoning and permits, while also developing potential layouts and designs for the clients to review.
Overcoming Challenges with Innovative Solutions
One of the main challenges we faced was installing and relocating the plumbing needed to create a functional living space. With a 12-inch thick concrete slab and no basement, our team had to drill through the concrete to connect the new kitchen and bathrooms to the sewer line. We also had to navigate the exposed mechanical systems in the open spaces, carefully selecting lighting fixtures that would illuminate the space from the 20-foot ceilings.
Designing a Cohesive and Luxurious Space
Our design team collaborated with the architects to create a layout that incorporated the existing structural columns and beams while meeting the clients’ needs. We explored numerous possibilities before settling on a final layout that maximized the space and integrated the columns seamlessly into the design.
Throughout the home, we preserved the existing wood and concrete appearance of the columns, complementing them with custom cabinetry and finishes that maintained the raw character of the space while updating it for luxury living.
