Grace Project

On this project 123 Remodeling was called upon to complete several different projects for this home. We demolished and replaced and realigned the old front stairs. We also lifted and re framed, realigned and reposted the foundation of this home. We also installed new R54 Insulation, refinished and sanded the Original hardwood floors.

1440 S. Michigan Ave

Here we demolished the entire front room and bathroom. We installed new tiles, vanities, lights, shelves, bathtub, faucets and toilet. Rerouted the plumbing to accommodate a new drain location. Re framed the shower and bench with cement boards. Installed new shower tiles. Installed new tile flooring. Installed new shower heads and body sprays and faucets. Installed tempered glass doors and Constructed dividing walls with full closets in the 2nd bedroom and half closet in master bedroom. This job is currently in progress please stay tuned for additional updates regarding this project as we will upgrade the job's profile as it proceeds.

McFaddens Restaurant (State St.) - Chicago, IL

123 Remodeling has provided quality renovations to many retail establishments in Chicago and Suburbs. Mcfadden's Restaurant And Saloon needed a commercial grade floor installed to replace there deteriorating existing floor. The location was to be closed for three days in which the project needed to be completed. With multiple crews consisting of 5 craftsmen in each crew, working around the clock (24 hours a day) we where able to complete this project that usually requires at least 10 days of labor in 3 days. Do to the vast resources and experience we posses we can complete any project in a timely manner without compromising our quality of work. Darren Brandon - Chicago, IL

This remodeling repair job required removing a deteriorating part of a hardwood floor surface and replacing it. The tougher part of this project required matching the new hardwood floor to the existing floor in color. Our expert craftsmen first sanded down and buffed the new surface and then used varnish and multiple coats of paint to complete the seamless transformation. By only having to paint the part of the wood floor that was replaced we saved the customer a lot of money and still ended up with a cosmetically appealing outcome.

If you're like most Americans, chances are you're considering it would flooring as part of your remodeling in place of vinyl flooring, carpeting or stone or ceramic tiles.  Wood flooring is made from the timber of hardwoods like oak or black walnut, or out of spruce or hard pine. This type of flooring can be installed either professionally or by the do-it-your selfer willing to take a little extra time.

Hardwood is manufactured in two basic ways.  It comes unfinished, and once installed in the home is sanded then finished on site by staining and/or adding a durable topcoat.  In more recent times, it is pre-finished in a factory, and comes with a polyurethane finish that has added aluminum oxide, although some companies prefer to use titanium dioxide or some other oxides instead. These metal oxide finishes increase the wear a hardwood floor can handle.
 
 Solid hardwoods are typically sold in planks of 3/4 inch or 19mm thickness, although some do come in planks that are 3/8 inch (10mm) or 5/16 inch (8mm) thick. This type of hardwood flooring can be installed using a nail-down installation method over a wooden sub flooring.  One drawback is that although very popular, this type of hardwood is also very susceptible to the effects of moisture and temperature.  Hardwoods like oak expand and contract due to moisture and temperature changes, expanding and contracting alone the width of the grain.  Most experts recommend that this particular type of hardwood flooring not be installed over a concrete slab, unless otherwise approved for that purpose by the manufacturer. There are some instances where solid hardwood that is 3/8" thick can be installed on a concrete slab, but product recommendations should be consulted before attempting it.

There are two types of hardwood flooring:

Engineered flooring is manufactured in a manner similar to plywood, where three or five thin sheets (plies) of wood are laminated (glued) together in a crisscross formation for strength. A top layer (veneer) of hardwood is added as a finished top layer. Engineered flooring is available as strips or planks. Strips are 3" or less in width. Planks are over 3" wide. Engineered floors are very stable and can be installed on any grade level. Although engineered wood floors are manufactured through a laminating process, they are not the same as a laminate floor.

Solid floors are cut from solid pieces of wood and milled to standard specifications. The flooring can be installed as planks or strips.

  • A longstrip board is constructed of individual slats glued together end to end to form strips. The strips are then installed as tongue and groove.
  • Parquet flooring is normally a 12"x 12" square consisting of narrow strips of wood. The parquet tiles, often of varying finishes, are arranged in geometric patterns.

Some wood flooring is pre-finished, others will require finishing and sealing. Many wood floors can also be refinished. A surfacePenetrating stains have in essence become part of the wood and are permanent. Check the manufacturer’s specifications about refinishing. stain can be removed and re-stained.

Whichever wood floor you choose, you install it using one of these methods:

  • Nail down — attached to a wood subfloor with flooring nails.
  • Staple down — attached to a wood subfloor with a pneumatic stapler.
  • Glue down — engineered floors are applied to the subfloor with trowel and adhesive.
  • Floating — tongue and groove floor planks are glued together. Rather than fastened to the subfloor, the floor rests on a pad between the floor and subfloor.

Installing a wood floor can be a larger investment than other flooring options. With proper care, a quality wood floor lasts the life of the house and adds to resale value.
